What is the Board of Adjustment?
The board of adjustment is a five-member board appointed by the city council to hear requests for variances to the city zoning ordinance (i.e., setbacks, height, lot coverage, building materials and fence height and location) or to determine if a city official has made an error regarding a zoning requirement.

The board of adjustment meets as needed at 5:45 p.m. in the Council Chambers of City Hall 501 N. Madison. Most meetings are held the second Monday of the month, but occasionally, special meetings may be held because of holidays or other unique circumstances. What is a request
for a variance?
A request for a variance is what a property owner seeks when strict compliance with the zoning ordinance such as application of setback, height, or area regulations would create an unnecessary hardship on the owner of a particular piece of property. To be considered for a variance, the board of adjustment must be assured that the hardship is not self-imposed, is unique to the property (size, shape, topography of the lot or tract), is not financial in nature; and does not simply preclude development for the "highest and best use" of the land.

a variance?
Do

1. Schedule a meeting with the planning department.
2. Submit an Application for Variance.
The application includes a $250.00 application fee (non-refundable)
and a site plan of the lot showing all property lines as well as
a depiction of the requested variance.
3. Appear at a public hearing before the board of adjustment.
What is the

The
land up to one (1) mile beyond the city limits.
What is
the fee for platting and replatting?
The city uses the following plat fee schedule. In addition to the city's fee, a fee is also charged by the surveyor used to prepare the plat and by the Titus County Clerk's Office to file and record the plat.

place a storage building on my lot?
Storage buildings are permitted in the required back yard of a lot provided that they are detached and separated from the main building by not less than 10 feet and setback from the rear and side property lines by not less than 5 feet.

Do I need a
permit to erect a sign?

Who can apply
to rezone a piece of property?
Only three entities may initiate a rezoning: the city council, the planning and zoning commission or a property owner or his agent. Someone other than the property owner may apply for a zoning change; however, permission of the property owner is required. Zoning
